Utah Restoration Firm Urges South Valley Homeowners to Winterize Outdoor Plumbing Before First Freeze

Keystone Restoration Group says the most common freeze failure happens inside the wall and often goes undetected until spring irrigation starts.

BLUFFDALE, UT, UNITED STATES, September 14, 2026 /EINPresswire.com/ -- Keystone Restoration Group is urging homeowners in South Jordan, Bluffdale, Draper, and Lehi to disconnect and drain garden hoses well ahead of the season's first hard freeze, warning that the resulting damage often goes unnoticed for months.

The failure mechanism is widely misunderstood. Frost-free hose bibs are designed to drain on their own, with the shutoff valve seated well inside the heated envelope of the home. That design is defeated when a garden hose is left attached, because the trapped water cannot drain and freezes inside the barrel of the bib.

The resulting split often produces no symptom at all through winter, because the line is not under pressure. The damage appears the following spring when the system is recharged for irrigation season. Because the failure point sits inside the wall, water discharges into the rim joist, sill plate, and basement wall cavity rather than onto the lawn, and a single watering cycle can run undetected.

"By the time anyone sees a stain on the basement ceiling, that water has been in the wall for a while," said Seth Saxton, founder of Keystone Restoration Group. "The fix in September is walking outside and taking the hose off. The fix in May is opening up a wall."

Keystone recommends homeowners disconnect and drain all garden hoses, close the interior shutoff valves serving exterior bibs where the plumbing allows and open the exterior bib to drain the line, shut down and blow out irrigation systems before the first hard freeze, and insulate any exposed supply lines in crawl spaces, garages, and unconditioned basements.

Homeowners should also confirm they know the location of the main water shutoff and that the valve turns freely.
